Crawl space mold grows when humidity stays high and wood stays damp. Common signs are a musty smell in the house, fuzzy white, gray or black growth on the joists, and sagging insulation. Fixing it means treating the wood and removing the moisture source. In the Upstate that usually means sealing the vents, lining the floor and adding a dehumidifier. On our pricing, crawl space mold treatment runs about $2.50 per square foot.1
Signs of mold in your crawl space
- A musty or earthy smell inside, worse on humid days or when the HVAC kicks on
- White, gray, green or black spots or fuzz on joists, sill plates and the underside of the subfloor
- Insulation that's sagging, stained or lying on the ground
- Condensation on ductwork or pipes in summer
- Allergy or asthma symptoms that feel worse at home
Why it grows under Upstate homes
Mold needs moisture. The EPA's guidance starts with controlling moisture, and recommends keeping indoor humidity below 60%, ideally 30–50%.2 Vented crawl spaces pull in humid summer air, and red clay soil holds water after storms. Together they keep the crawl space damp for months at a time.
Is crawl space mold a health concern?
A National Academies review found that mold and damp conditions in homes are linked to asthma symptoms in people with asthma, and to coughing, wheezing and upper respiratory symptoms in otherwise healthy people.3 The same review found the evidence does not support links to a wider range of illnesses. Because crawl space air rises into the house, a moldy crawl space affects the air you breathe upstairs.
How mold remediation works
- Inspect and measure. We photograph the growth and take moisture readings in the air and on the wood.
- Remove wet material. Moldy insulation is bagged out.
- Treat the wood. An EPA-registered antimicrobial goes on the framing, the growth is scrubbed off and the wood is sealed.
- Fix the moisture. Without this step, mold comes back. That's why we pair remediation with encapsulation.
What crawl space mold removal costs
| Job | Typical cost | Source |
|---|---|---|
| Cobb crawl space mold treatment | About $2.50 per sq ft treated ($3,795–$3,985 for a 1,500 sq ft one-story home) | Cobb estimate builder1 |
| Sapphire encapsulation (mold treatment, drain and full seal included), 1,500 sq ft home | $26,686–$28,021 | Cobb estimate builder1 |
| National average, professional mold remediation | $1,200–$3,750 (average $2,300) | This Old House (Angi data)4 |
| Large or whole-house mold problems | $10,000–$30,000 | This Old House (Angi data)4 |
National averages often cover small jobs in a single room or a small crawl space. Mold that has spread across a whole crawl space, or into the living space, costs more. Catching it early keeps it at the low end.
Can I just spray bleach on it?
Spraying what you can see doesn't fix the damp air and soil that grew it, so the mold comes back. The EPA's first rule is to fix the water problem.2
