What drives the price up or down
- Size. Bigger crawl spaces cost more in total but less per square foot.
- Water. Standing water needs a drain and sump before the space can be sealed.
- Mold. Growth on the framing has to be treated before it's covered.
- Old insulation. Wet or fallen batts have to come out.
- Access and height. Very low or tight crawl spaces take longer to work in.
Why prices vary so much online
National cost sites average numbers from every climate and every kind of contractor. Many "encapsulation" quotes are really just a thin liner. Ask any company you're comparing what liner thickness they use, whether the walls and piers are sealed, whether a dehumidifier is included, and how long the warranty runs.
